Start with records and roof zones
Collect warranties, plans, repair invoices, inspection reports, and rooftop equipment changes. Divide large roofs into zones by age, system, drainage, and condition so budgets reflect actual risk.
Control water and traffic
Drains, scuppers, overflows, penetrations, edge metal, walk pads, and service traffic are recurring priorities. A maintenance plan should assign responsibilities and document every visit.
Procure a complete scope
Ask bidders to state system manufacturer, thickness, insulation, attachment, vapor strategy, drainage corrections, detail drawings, safety plan, tenant coordination, warranty inspection, and closeout documents.
